State Route 933 Corridor Study
Project Overview
The St. Joseph County Redevelopment Commission contracted with Abonmarche Consultants in 2019 to study the State Route 933 Corridor, a major gateway road that connects the State of Michigan to the City of South Bend. As the first step in a multi-stage strategic planning process, Abonmarche considered the current conditions of the corridor and made recommendations on how to better guide development and brand this route.
The Corridor is made up of 5 distinct districts (from North to South):

Michigan Gateway District
Boundaries: Michigan State Line to Auten Road
The Michigan Gateway District is made up of primarily retail and office uses with a few residential units directly along Sr 933. The retail in this area provides a specialized offering of construction materials and home improvement. The area is surrounded by strong residential neighborhoods and has several local attractions, including the Notre Dame LEEF Facility at St. Patrick's Park.
Darden North District
Boundaries: Auten Road to Darden Road
The Darden North District is made up of primarily retail offerings from Douglas Road to Brick Road and then becomes residential in nature from Brick north to Auten Road. The area is surrounded by strong residential neighborhoods and has two local attractions, Clay Township Park which includes the Veterans of Foreign Wars Memorial.
Darden South District
Boundaries: Darden Road to Cleveland Road
The Darden South District is an important retail and hospitality center. The District provides many of the restaurants, retail shops and hotels in the Corridor. This District has experienced much of the Corridor's more recent developments with several new commercial and hospitality projects.
Darden South is surrounded by residential neighborhoods and hosts a 130+ acre natural habitat through the Izaak Walton League.
Roseland District
Boundaries: Cleveland Road to Douglas Road
This District is comprised of the Town of Roseland and the Town of Indian Village. Incorporated in 1916, Roseland straddles the Corridor and gives the District a "Main Street" character that is unique throughout the Corridor, with a unique mix of retail, hospitality and restaurants. Most of this growth is driven by Exit 77 of the Indiana Toll Road, which connects Roseland District to the Tri-Campus District to the south.
Tri-Campus District
Boundaries: Douglas Road to Angela Boulevard
The Tri-Campus District is home to Saint Mary's College, Holy Cross College and the University of Notre Dame. These institutions are major attractions in the Corridor, St. Joseph County as a whole, and North Central Indiana. Their stunning campuses combined with an extensive trail system and prime location between downtown South Bend and the Indiana Toll Road create a distinct character along the Corridor.
